Room by room

Each room below pairs its render with a key plan of the whole footprint, so you can see the room and where it sits at the same time. Finishes are the same five materials everywhere — warm-white walls, satin-polished concrete, white-oak millwork, matte-black hardware, one muted sage accent — which is what keeps the build cheap and the rooms consistent.

Great Room

28′ × 16′ · 352 SF

One calm volume — living, dining and kitchen reading as a single room under the vault, with the patio slider as the light source.

Where it sits

Front half of the house, the full 28′ width from the threshold wall at z = 16 to the front wall. Gable ridge runs down the centre of the room, peaking at 17′-0″ above the slab.

Floor: Satin-polished concrete, sealed — no transitions anywhere on this level
Walls: Warm-white plaster-look Level 5 drywall, eggshell
Ceiling: Vaulted flat white to the ridge, one exposed collar member left simple
Millwork: Flat-panel white-oak kitchen fronts, no upper cabinets past the run
Stone: Soft greige quartz island top, 1½″ square edge, no waterfall
Metal: Matte black — faucet, pulls, pendant, slider hardware

What sits where

Kitchen is a single 13′ run on the right wall (x = 26–28) so it shares the bath plumbing wall.
6′-6″ × 3′ island floats 3′-6″ off the run with seating on the room side.
Dining sits toward the threshold; living sits at the slider with a low oak-frame sofa.
One muted sage accent only — art or upholstery, not both.

Rough-in & trade notes

Two 20A small-appliance circuits + dedicated range and fridge circuits.
Zone 1 mini-split head high on the threshold wall, condensate to the right side.
Recessed cans on two switch legs: perimeter wash and island; pendant on its own dimmer.
Blocking at 7′ for the mini-split head and at the island for the pendant box.

Office Nook

8′ × 12′ · 96 SF

A quiet corner of the great room, not a room — defined only by furniture, so the daylight and the vault carry straight through.

Where it sits

Front-left of the great room, 8′ × 12′ (96 sq ft), against the left wall under the nook window. No walls: the divider is a 3′-2″ white-oak bookshelf running z = 20 → 30 with a short return leg.

Floor: Same satin-polished concrete — continuous with the great room
Walls: Warm-white, matching the great room exactly
Millwork: Floating white-oak desk, 20″ deep, wall-hung on ledgers

Metal: Matte-black task lamp and cable grommets

What sits where

Desk runs along the left wall so the sitter faces into the room, window light from the side.
Bookshelf sits at x ≈ 7.5 and turns toward the room — it screens the desk from the entry sightline.
Nothing above the desk except one shelf; the wall stays quiet.

Rough-in & trade notes

Dedicated 20A circuit for the desk wall with a quad box at 18″ and a second at desk height.
Conduit stub from the desk wall to the panel for future data.
Solid blocking at 30″–34″ for the floating desk and at 36″ for the shelf cleats.

Hall

28′ × 3′ · 84 SF

A three-foot pause between the private wing and the great room — dark-free, doors flush, nothing on the walls.

Where it sits

Full-width 3′ band at z = 13 → 16. Opens to the great room across x = 6 → 22, so it reads as part of the big room rather than a corridor.

Floor: Satin-polished concrete, continuous
Walls: Warm-white, no chair rail or trim bands
Doors: Flush white-oak slabs, full height where budget allows
Metal: Matte-black levers; flush matte-black pocket-door pull

What sits where

Bath pocket door at x = 14–18, sliding into the wall toward the bath.
Primary door gap at x = 3–6; bedroom 2 door gap at x = 22–25.
No closet, no laundry — the band stays a threshold, not storage.

Rough-in & trade notes

Pocket-door frame set at framing, header sized for the 28′ truss bearing above.
Keep plumbing and electrical out of the pocket cavity; route the bath supply on the far side.
One three-way switch leg so the hall lights from either end.

Primary

13′ × 13′ · 169 SF

Low, level and dim-able — bed low to the floor, one oak wall element, nothing hanging over the head of the bed.

Where it sits

Rear-left corner, 13′ × 13′ (169 sq ft). Egress slider on the rear wall, second window on the left wall for cross-light.

Zone 2 · 9k BTU wall head

Finish schedule

Floor: Satin-polished concrete; wool rug under the bed
Walls: Warm-white; optional soft greige on the bed wall only
Ceiling: Flat 9′ plate, no fan — mini-split handles it
Millwork: Built-in white-oak wardrobe, 18″ deep, floor to ceiling on the bath wall
Metal: Matte-black sconces and window hardware

What sits where

Platform bed centered on the rear wall between the egress slider reveals.
Wardrobe on the shared bath wall (x ≈ 11.5) so the plumbing wall is not touched.
Sconces at 52″ AFF replace nightstand lamps — keeps the floor clear.

Zone 2 mini-split head high on the hall wall.
Switched sconce boxes at 52″ AFF each side of the bed, on one dimmer.
Egress slider sill height verified for bedroom egress before the shell closes.

Bath

7′ × 13′ · 91 SF

The cheapest room to build and the one that reads most expensive: three materials, no threshold, no shower door.

Where it sits

Center of the private wing, 7′ × 13′ (91 sq ft), between primary and bedroom 2. Entered only from the hall through the pocket door. High window on the rear wall for light without sightlines.

Finish schedule

Floor: Concrete runs straight in — sealed with a slip-additive, sloped to a linear drain
Shower walls: Large-format matte porcelain to 7′, minimal grout joints
Walls: Warm-white; moisture-rated board behind the wet wall
Millwork: Floating white-oak vanity, 16″ deep, wall-hung
Metal: Matte-black shower set, faucet, linear drain grate and hooks

What sits where

Walk-in shower across the rear end (no curb, no door — a single glass panel).
Vanity mid-wall on the right with a full-height mirror above.
Wall-hung WC on the left; water heater tucked in the corner behind a flush oak access panel.

Rough-in & trade notes

Slope the slab pour in the shower footprint — this is a pour-day decision, not a tile fix.
Linear drain and hot/cold rough set before the slab; the kitchen shares this wall.
Exhaust fan ducted straight out the rear wall, on a humidity sensor.
Blocking for the wall-hung WC carrier and for the vanity cleat at 30″.

Bedroom 2

8′ × 13′ · 104 SF

Guest room now, flex room later — no built-in closet, so the room can become a study or nursery without demo.

Where it sits

Rear-right corner, 8′ × 13′ (104 sq ft). Egress slider on the rear wall, side window on the right wall.

Floor: Satin-polished concrete; small wool rug
Walls: Warm-white throughout
Millwork: Open white-oak clothing rail with one shelf over
Metal: Matte-black rail brackets and one wall-mounted reading light

What sits where

Full bed on the rear wall; desk / vanity on the right wall under the side window.
Clothing rail on the bath wall — no swinging closet door in an 8′ room.
One wall left completely empty so the room can flex.

Duplex each wall plus one quad at the desk; reading light on its own switch.
