Construction notes

  1. 01Exterior walls 2×6 at 16″ o.c. on a pressure-treated sill with sill seal and 1/2″ anchor bolts at 6′ o.c.
  2. 02Roof framed with engineered trusses spanning the full 28′ at 24″ o.c. — supplier to provide stamped layout.
  3. 03Kitchen and bath share the right-hand wet wall so one 3″ drain stack and one vent serve both.
  4. 04Bedroom windows must meet egress: minimum 5.7 sq ft clear opening, 24″ clear height, sill no higher than 44″.
  5. 05Three-zone ductless mini-split: great room head serves the open office nook as well, one head per bedroom. No ductwork.
  6. 06Slab is the finish floor — grind, densify, and satin-polish after painting. Protect it through the whole build.
  7. 07Insulation: R-21 walls, R-49 ceiling, acoustic batts at bedroom and bath partitions.
  8. 08Bath fan and range hood duct to the exterior with rigid duct and dedicated wall caps. No laundry room in this plan.
  9. 09Bath: polished concrete continues from the rest of the house — no separate tile floor. Seal and apply a slip-resistant guard across the whole bath; linear drain and waterproofed, sloped pan in the walk-in shower.
  10. 10Bath door is a pocket door off the hall at the great-room threshold — frame the pocket in the hall wall before drywall.
  11. 11Finish direction: satin-polished concrete, warm-white walls, white-oak accents, matte-black fixtures.
